Cancellation & Payment Policies

Cancellation Policy:

Cancellations policies vary, please confirm in advance.  Many properties have a zero cancellation policy so Trip Cancellation insurance is strongly recommended.   Most common policy is a cancellation received more than 90 days prior to the scheduled arrival date will receive a full refund less 25% of the full gross rental amount.
A cancellation received 90 days or less to the arrival date, or any cancellation scheduled over the Christmas/New Year holiday period, will not be eligible for any refund unless we are able to re-rent the villa for the same dates, in which case a full refund less 25% cancellation fee will be made
Other policies are based on being able to re-rent the property for the same dates and rate or up to the discretion of the owner.

Payment Policy (Rates in US Dollars):

  • Deposit – 50% due within 7 days of reservation – if not received at this time, reservation may be considered cancelled, please ask for extension if needed.
  • Balance – 50% due 60 days prior to arrival
  • A Refundable Security deposit is due with payment of balance

*Rates include all local Mexican taxes, daily Staff services (excluding Sundays and Mexican holidays) If arrival/departure is on a Sunday or holiday, staff will be available at no additional charge.  Rates do not include airport transfers, cost of Food & Beverages or staff gratuities.

Damages & Responsibility:  

a  security deposit is due with payment of balance.  If there are no damages or lost items this will be refunded within 2-3 weeks of departure.  The tenants occupying the property will be responsible for any damages caused by themselves, or their guests, to the property, or its contents during their stay. Costs, for damage, will be limited to repairs or replacement value of item(s) damaged. Unlawful activities, boisterous or rowdy behavior will not be tolerated.
