Friends have decided to buy a condo in Puerto Vallarta. After staying in our guest accommodations for the past couple decades, they are ready to bite the bullet and double down. Picking a realtor is the toughest part. There are many reputable brokerages in Puerto Vallarta, some who wet their feet on the north side of the Rio Grande and bring with them a wealth of experience and certification. Our suggestion is to interview, as one would do with any person chosen for employment. Check the local rags but don’t believe everything you read.
Condos range in price from upward of $2 million to just below $100,000; there are a lot of choices, all over the city, with varying amenities and comforts. Fixer-uppers are not hard to find and available both in more populated areas and on the outskirts.
Some complexes are huge, offering panoramic views from the 18th floor, while others may have as few as six to ten units in a building. Outstanding features such as solar panels might intrigue one buyer, while elevators and funiculars are important to someone else.
Our foremost recommendation is to take you time; reserve as many days on your calendar as you can afford and plan ahead. Make phone calls from home before you travel to Puerto Vallarta. Set up appointments with realtors. In our personal experience, we have found them to be reliable, prompt and accommodating.
Some knowledge of the area is helpful but not completely necessary. Look at a map. Familiarize yourself with the periphery of Puerto Vallarta and suburban communities. Mismaloya to the south and pockets that reach out to the Botanical Gardens; Bucerias and Nuevo Vallarta to the north; locate these and use your Maps Applications to see how far you might need to drive, what traffic is like at different times of day. See how far a property is from Costco, where the closest hospital is, how near to the beach. Google can help you look around neighborhoods with the use of arrows.
Do you need or want a pool? How important is a garage to park your car? Will your needs require handicap accessible? Will bus routes affect you and how easy will it be to hail a taxi? Make a list of your requirements ahead of time. Don’t be afraid to drill your realtor.
If a realtor tells you beachfront property is rare, move on to the next broker on your list. Use your intuition when interviewing. We have found most realtors in Puerto Vallarta to be very honest and trustworthy but this town is not unlike any other. Keep an open mind.
